The Silver Group completes the Sale of a TJ Maxx Retail Store in Redondo Beach, California

The Silver Group has sold a freestanding TJ Maxx retail store located at 1401 Hawthorne Blvd in Redondo Beach, CA to a Southern California Family Trust for $12,150,000.  The freestanding building is located on the corner of a block shared with Ralph's Supermarket and the South Bay Galleria Mall.   The Seller included Barry Silver, with partners who acquired the property in 2002 when it was occupied by The Good Guys! electronics store with a lease through 2009.  Silver negotiated a lease buy-out prior to The Good Guys! ceasing all operations, and then leased the entire 31,500 sf building to TJ Maxx for 10 years, with a lease guaranty from TJX Companies.  Greg Trotter of Coldwell Banker Commercial's Sherman Oaks office assisted with the sale.
