The Silver Group completes the sale of an Advance Auto Parts Ground Lease located in the Houston suburb of Pearland, Texas. The property consists of a one acre out-parcel to the Pearland Fitness Center with a 20 year, absolute net ground lease from Advance Auto Parts, Inc. Tenants in Pearland Fitness Center are 24 Hour Fitness, Whitney Bank, TCBY, Pearland Super Buffet, Planet Beach, and On the Run. The newly constructed 6,893 s.f. building is located in a dynamic retail area adjacent to Silverlake Village Shopping Center (Super Target, Kohl’s, Ross Dress For Less, Marshall’s, & Cinemark Theaters) and the Crossings Shopping Center (Wal-Mart Supercenter, JC Penney, Home Depot, Bed Bath & Beyond, and Best Buy). The sale price was $1,285,700. Barry Silver represented the Seller in this transaction.
